For a personal-use or long-term-rental apartment, model a different benefit: lower purchase price, quieter neighbors, less wear and tear, fewer guest-access conflicts, and potentially more stable building culture. That may be the better investment if your real goal is lifestyle, preservation of value, or steady long-term occupancy instead of nightly revenue.

For a personal-use apartment, model the cost of holding it empty when you are away. For an investment apartment, model the cost of a regulatory or building-rule change. If the numbers only work with illegal short-term rental income, the numbers do not work.
